Lighthouse Point is canals, the Intracoastal and the Hillsboro Inlet. Nearly every home is on or near the water, most homes were built in the 1950s to 1970s and many have been rebuilt, and the businesses along Federal Highway and at the marinas serve the boating community. Our office is next door in Pompano Beach.
We are five minutes from Lighthouse Point. We know which canals flood first, which carriers will write a 1965 home with a new roof, and which underwriters understand a yacht service business on the Intracoastal.
A Lighthouse Point policy is really three policies read together: wind, flood and excess flood. Wind coverage carries a hurricane deductible, usually 2% to 5% of the dwelling limit. Flood through NFIP caps at $250,000 for the building and $100,000 for contents. On a $1.2 million canal-front home, that leaves a large gap that private or excess flood closes. We quote all three at once. Homeowners details and flood details.
Carriers treat a 1960s original and a 2018 rebuild on the same canal very differently. Originals need a 4-point inspection and often a roof under 15 years. Rebuilt and elevated homes earn wind mitigation credits and better flood rates through an elevation certificate. Many Lighthouse Point homes also exceed the $700,000 Citizens limit and belong in the private market.
Docks, lifts and seawalls are not always covered by a standard homeowners form. Boats need their own policy. Waterfront households should carry umbrella liability of $2 million or more. Umbrella details.
Restaurants and offices need coverage at 4 employees. Marine and construction trades need it at 1, and marine class codes rate higher, so correct classification matters. Same-day binding for most small accounts. Workers' comp details.
Federal Highway landlords and marinas require $1 million per occurrence. Marine businesses add ship repairers' legal liability and protection and indemnity, which a standard policy does not include. General liability details.
Service vans and boat-hauling trucks in 33064 rate on use and radius. Commercial buildings on the water need wind, flood and business income together. Commercial auto details and commercial property details.
Enough to rebuild. NFIP stops at $250,000. Most Lighthouse Point homes need $500,000 to $1.5 million through excess or private flood.
Often not, or only to a small limit. We add dock and seawall coverage where available and tell you plainly where it is excluded.

What makes it specific
Flood is the defining risk. Lenders require it on most Lighthouse Point property, and NFIP building limits of $250,000 fall far short of replacement cost, so excess flood matters. Original mid-century homes need roof, electrical and plumbing documentation; rebuilt homes earn strong wind credits. Marine businesses need coverage a generalist agent will not ask about.
