I’m not in a flood zone — do I still need it?

Everyone is in a flood zone — the question is which one. A significant share of flood claims come from outside high-risk areas, where premiums are also lowest.

Is there a waiting period?

NFIP policies typically carry a 30-day waiting period, so you cannot buy coverage as a storm approaches. Private-market options sometimes bind faster. Buy before hurricane season, not during it.

What are the NFIP coverage limits?

$250,000 for the building and $100,000 for contents on a residential policy. Excess flood coverage from the private market fills the gap above that.

Does it cover a garage or below-floor space?

Coverage below the lowest floor is sharply limited, and detached structures generally need their own policy. We walk your property and tell you exactly what is covered.
